Project Summary: Located in the M1-1 Manufacturing District, the building to be renovated is on an irregular corner lot of approximately 6,500 square feet. Its wood floors and roof structure were severely deteriorated from water damage. The existing signature structure on the roof is illegal and structurally deficient. There are 35 violations throughout the building, as well as 9 ECB violations. Based on the current deteriorated condition, major structural modifications were required. The wood floor was replaced with a lightweight concrete floor supported by a steel frame. The billboard structure was reinforced with new steel columns that extended from the basement to the roof. The basement was excavated and a new slab was laid on the ground. The entire building was successfully transformed into a first-class commercial property that meets the latest building codes.
